David's journey to becoming a first-time homebuyer advocate started with a shocking realization: "About eleven years into the industry, I'd seen enough of the back end to realize there was corruption in the business model, and first-time homebuyers were getting screwed the most."

"PMI on a $400,000 house, if you have decent credit, could be under $100," David explains. "So let's say that extra 10% financing costs you another $400 a month. You're giving yourself the privilege to become a homeowner and not pay the average $2,100 a month in rent." And, the approach works. Midway through our conversation, David shares a powerful example: "I had a guy who had never owned a home before. His family had never owned a home before. Bought a $300,000 house with just $4,000 total investment. His mortgage payment was $1,800, exactly what he was paying in rent."

Of course, finding the right agent can make or break your homeownership journey - we unpacked this in our last episode. And, it came up this time, too. David uses a powerful analogy: "If you needed heart surgery, would you spend a year online learning how to hold the scalpel? Or would you focus on finding the best surgeon?"

2. Get Professional Guidance: Schedule a consultation with a first-time buyer specialist, meet with a lender to understand your options, don't rely solely on online research or family advice
3. Consider Alternative Strategies: Explore down payment assistance programs, look into seller concessions, investigate different loan types and terms
