An inspiring example is one of a UPS driver who began investing after attending a seminar in 1979. His takeaway was: “Buy one house a year and never sell.” By his mid-50s, he owned multiple rental properties, had a seven-figure net worth, and earned a five-figure passive income monthly.

Why does this work? Compounding appreciation, rental income, and tax advantages turn real estate into a predictable and scalable wealth engine. The key isn't timing the market; it’s staying in the market. For new buyers, Brett recommends starting with a primary residence, which offers better financing and tax incentives. From there, a disciplined approach to buying, holding, and leveraging equity can accelerate long-term gains.

The Five-Year Rule: Bay Area Market Realities

Brett also lays out a tried-and-true rule for navigating the often intimidating Bay Area real estate market: Stay for five years, and you’ll likely see a return; stay for ten, and the odds are nearly certain.

According to Brett’s data and experience, Bay Area homes tend to appreciate 50% every five years and 100% every ten, even accounting for market corrections. That kind of growth is rare in most U.S. markets but consistent in Silicon Valley, where demand outpaces supply and job growth fuels housing prices.

Brett offers both reassurance and data for buyers worried about downturns: historically, market corrections in the region average only 10%. So, if you buy smart and hold for the long term, the dip is manageable, and the upside is substantial.

He shares another striking example: a team member bought a home in 2008 for $832,000. The value dropped to $520,000 by 2012 during the housing crash. However, by 2018, the property had appreciated to $1.64 million. Despite a massive temporary loss, that’s a 100% return in just a decade. Long-term thinking pays off.

Emotion Meets Strategy: The Video Offer Technique

One of the most critical aspects of real estate negotiations is often the emotional undercurrent that runs through it. Yet, this is something that many agents, buyers and sellers overlook. 

And, navigating emotional decisions in a competitive market can be daunting. That’s why Brett has pioneered a unique tactic called The Video Offer Strategy.

Here’s how it works: 

  • Instead of submitting a cold, faceless offer in a competitive bidding situation, Brett’s buyers record a short video to accompany their offer

  • They highlight what they love about the home, express appreciation for the listing agent, and share a personal connection to the property

  • It humanizes the process, builds goodwill, and distinguishes buyers from others who may have higher bids but less heart

One story Brett recounts is particularly telling: his client submitted the sixth-highest offer in a 26-offer bidding war. Yet they received a callback, not because of price, but because of the terms (all-cash, quick close) and their compelling video presentation. Ultimately, they matched the top offer and secured the home.

In a market where competition is fierce, and numbers alone don’t always win, emotional resonance and thoughtful presentation can be game-changers.

His approach is about buying with a minimum 5–7 year holding period in mind.
